We understand that replacing and repairing your roof is a big investment that requires careful consideration. In business as tough as construction, our start-to-finish process and detailed estimates are there to make your roof replacement project as easy as possible to understand.

Here is what we’ve got planned

Our team has a unique type of roofing system that allows our customers to get a full warranty. Since we have already discussed that asphalt shingles in a solid pattern and dark grey color would be the best fit, we would like you to fully understand the process.  

Removing all existing roofing

As our roof experts noticed damaged and dated shingles along with drip edging, we will remove and deposit them in a roll-off dumpster. Our crew will protect the foundation during the tear-off and make sure to dispose of any nails and metal objects from the yard area.

Minor repairs

Since the wood of your roofing is in good condition, full replacement of the foundation will not be necessary. However, minor repairs will still have to take place to ensure the quality of work.

Installing the ice dam protection

We have noticed certain parts of your roof might need dam protection. It is a synthetic waterproof barrier material designed to prevent melting ice from backing up under the shingles, where the moisture can cause severe damage.

Asphalt roofing paper

The layer of roofing paper will be added to create an inner barrier against water entering the house. Once it is stapled in place, our crew will add a metal drip edge over it.

Shingles and vents

The following step of your roof renovation will be applying the shingles, starting at the eaves and working upward toward the peak. The ridge vent along the peak of the roof will be added to help the air circulation in the attic space. Ridge vents were not included on your old roof, but we are suggesting installing them whenever a house is re-roofed.

Finalizing the work 

Once the work is final, the installation will be inspected and approved by the building inspector. Our crew will then do the final cleanups to ensure the site is left in the impeccable condition.  

Plan of action 

After you sign our proposal, we will schedule a follow-up call to finalize the details and decide on the best starting date for the project.

Note: the length may be subjected to changes due to weather conditions.

Our suggested schedule would be as follows:  

Day 1 - 2  
Our roofing experts will work on removing the old structure and securing the working area.

Day 2 - 3
During the next couple of days, our crew will work on the installation of new roof systems and shingles.

Day 3 - 4
Once the re-roofing is done, we will focus on finalizing the work, inspections, and cleanups.

Terms and conditions

USER DISCLAIMER (Please Delete): This agreement may not be suitable for your circumstances and we recommend you seek legal advice before using it. Better Proposals does not take any responsibility for any events that arise as a result of your use of this agreement.

1. The client may cancel this contract within 3 days of the signature date without penalty. {{{brand_company_name}}  may cancel the contract prior to the commencement of work. If work has begun or materials have been ordered, the contract cannot be canceled. If the contract is canceled after the 3 days from the signature date there will be a 5% charge based on the contract total before tax.

2. The client is entitled to a copy of this contract at the time of signature.

3. Upon signing of this proposal, it becomes a binding contract and is the entire agreement between parties. All change orders shall be in writing and signed by both the client and the Your company name.

4. Your company name shall at its own expense, obtain all licenses and permits necessary for the work to be performed.

5. Warning: Roofing operations are at times noisy and may cause unavoidable vibrations. The client should protect or remove any valuables which might be dislodged from walls, shelving, or ceilings and calm or relocate pets as needed during the roof installation.

6. Your company name may, at its discretion, engage subcontractors to perform work hereunder, provided Your company name  shall fully pay the subcontractor and in all instances remain responsible for the proper completion of this contract.

7. The client shall supply water and electricity as needed and provide suitable access to the property. Your company name assumes no liability for cracks to driveways, sidewalks, or for damages to landscaping. Your company name will take precautions to minimize these potential problems.

8. Your company name shall not be liable for any delay due to circumstances beyond its control, including strikes, casualty, or unavailability of materials and inclement weather. If roofers are unable to access the property at the pre-scheduled time, there will be an additional rescheduling fee of $50.00

9. Your company name will take reasonable care to disconnect any mechanical equipment that must be moved during the roofing work. Your company name is not liable for the failure of the equipment to operate properly after reinstallation, including but not limited to air conditioners, swamp coolers, ductwork, and stands, P.V.C. and water lines, solar units, skylights, pest control devices, satellite dishes, and realignment of same.

10. Because ponding and standing of water are caused by factors such as inadequate drainage, deflection, and insufficient slope which are beyond the control of Your company name,  the {{{brand_company_name}}   shall not be liable for ponding or standing of water on the roof. If the client should require an additional estimate to help resolve the problem, Your company name will furnish such an estimate at the client’s request.

11. The weight, thickness, color, and other qualities of materials are approximate and are subject to normal industry variation. This proposal is based on a complete job; surplus materials remain the property of Your company name and will be removed in a timely manner.

12. Upon completion of the work, the client may inspect the work. If it is deemed unsatisfactory, the client may inform Your company name. Final payment or failure to inspect within 5 days constitutes acceptance.

13. Payment is due upon completion of the job. If payment has not been made within 30 days of billing, a late penalty of 10% of the unpaid amount will apply. Finance charges of 1.5% will be assessed after 30 days and every 30 days thereafter. In such a case, Your company name may take action, possibly filing a lien, to enforce payment of the agreed price.

14. Your company name accepts PayPal, VISA and MasterCard for payment. However, an additional 3% charge applies to such transactions.

15. The warranty is solely for the benefit of the client. Please contact {{{brand_company_name}} for options regarding transferability.

16. Your company name warranty is limited to repairing and replacing the roofing material only. Excluded from this warranty are interior damages to the building or its contents including damages caused to the roof by others, or fire, etc. The replacement of broken tile does not warranty against leakage unless the underlayment is also replaced. The client agrees to maintain homeowners or property insurance and in the event of damages to or loss of property, agrees to make an appropriate claim with their insurance company.

17. Your company name shall not be held liable for drywall, plaster, or stucco cracking caused by a change or additional weight during or after roofing or repair. {{{brand_company_name}} is not responsible for stucco leaks unless specifically addressed in this proposal.

18. If any provision of this contract is deemed invalid or unenforceable, the enforceability of the remaining provisions will not be affected.

19. To obtain the performance of any warranty obligation the contract must be paid in full; then the client must notify Your company name   of any repairs required through certified mail at the address listed on the reverse. Your company name shall then have 90 days to make repairs. Replacement and/or repairs furnished under this warranty do not carry a new warranty, only the unexpired portion of the original warranty.

20. Your company name reserves the right to file for supplemental claims due to material or labor price increases, missing materials or labor charges, or if insurance measurements are proven to be incorrect.

21. Your company name is empowered to contact the homeowner’s insurance carrier and meet with their representative in order to negotiate the payment (as to the amount of damage to listed property), and to discuss the repair or replacement work to be done on the property. Upon insurance carriers and Your company name agreement to the extent of damages and the cost of fixing them, the work may begin on said property.

22. The homeowner also agrees to provide all necessary documentation for the claim, also providing all pertinent documentation to facilitate payment from the insurance carrier and/or Mortgage Company.
